Hi, I'm James, owner and founder of Smart Plumbing Solutions LLC. For over 20 years, I've been showing up for homeowners across Seattle, the Eastside, and the greater Pacific Northwest, fixing what's broken, being straight about the cost, and leaving every job cleaner than I found it.
This business started with a simple belief: plumbing service should be straightforward. Fair pricing, honest communication, and work that holds up. No surprises, no pressure, no shortcuts. So I started Smart Plumbing Solutions to build exactly that kind of company, and everything we do still comes back to those same principles.
Our Story
What began as a one-man operation in Renton has grown into a trusted plumbing company serving hundreds of satisfied customers across King County and beyond.
We've handled everything from burst pipes at 2 am to full water heater replacements, from Mercer Island estates to Maple Valley family homes.
Despite the growth, the business still runs on the same principles it started with: honest pricing, quality work, and the kind of service that makes customers call us back and refer us to their neighbors.

Homes Served
We’ve helped hundreds of homeowners and businesses throughout the Puget Sound area with everything from dripping faucets to full home repipes. Every job, big or small, gets the same attention to detail because one happy customer often turns into an entire family’s plumber for life.
Strangest Job
We once responded to what the homeowner thought was a major plumbing leak. After a full investigation, it turned out the “mystery leak” was actually a pet turtle repeatedly splashing water out of its tank and soaking the floor. Not every “plumbing emergency” is plumbing!
Most Common Emergency
Water heaters are failing at the worst possible time, followed closely by burst pipes, clogged sewer lines, and leaking water supply lines. Plumbing seems to know exactly when it’s a holiday weekend.
Miles Per Year
Our trucks typically travel 20,000–30,000 miles per year, helping homeowners throughout Renton, Kent, Bellevue, Issaquah, Seattle, Redmond, Kirkland, and surrounding communities.
First Job
One of our first jobs was a simple leak repair. It wasn’t glamorous, but it reminded us why we started the company: solve problems honestly, treat people right, and leave things better than we found them.
Fastest Response
Our record is about 15 minutes from the call to arriving on site. When water is pouring through a ceiling, every minute counts.
Training Hours
Between apprenticeship training, continuing education, code updates, manufacturer training, and field experience, we’ve accumulated thousands of hours of hands-on training and education. Plumbing is constantly evolving, and we never stop learning.
Biggest Myth
"If it's not leaking, it's fine." Most problems hide behind walls and under floors, and small issues quietly become expensive repairs.
Most Complex Job
Full-home repipes and large-scale remodels are among the most challenging. Coordinating water, waste, venting, inspections, multiple trades, and homeowner expectations all at once requires serious planning and experience.
Long-Term Customers
Some of our best customers have trusted us for years and now call us for everything from maintenance and remodels to helping their kids when they buy their first home. Those relationships mean everything to us.
Latest Emergency Call
Around 2:00–3:00 AM. Plumbing emergencies don’t care what time it is, and neither do we when someone needs help protecting their home.
Strangest Blockage
We’ve found toys, baby wipes, paper towels, jewelry, roots, grease, and enough “flushable” wipes to fill a small trash can. The biggest surprise? Most items homeowners swear they never flushed somehow end up in the sewer line.
